1. Establish a budget.
- How much do you want to spend on your new home?
- Contact a lender and get pre-qualified for financing.
- Don't forget to include all costs in your budget. In addition to the house, include: Lot, sewer & water, or well & septic, financing charges, appliances, site-work such as lawn, landscaping, sidewalks, or driveways.
- If unsure about current building costs, Builder will provide budgetary cost estimate.
2. Purchase a lot.
- Remember to take into consideration sewer & water cost, or well & septic cost.
- Check restrictive covenants that may require a certain size or style of you home.
3. Select a Plan.
- Search for plans from Builder's portfolio.
- Search from a plan-book or on-line internet plan.
- Develop custom plan with Builder or Architect.
4. Meet with Builder to select features of your New Home.
- Review list of standard specifications.
- Select options or upgrades to fit your needs.
- The Builder will get firm bids based on your selections.
5. Meet with Builder to Review Costs and Contracts
- Builder will present a quote to build your new home.
- Builder will draft contract documents including specifications for your home.
6. Sign Contracts
- Sign contracts and schedule a dig-date for your home.
7. Construction of your New Home
- A specific construction schedule will be developed for your home.
- Builder will meet with Homeowner regularly to discuss progress.
8. Close and Move In!
